CRE Pro Acceptable Use Policy
This Acceptable Use Policy ("AUP") applies to everyone who uses the CRE Pro software, including the Deal Analyzer, Back of Napkin Screener, Deal Desk, Due Diligence Tracker, Cost Estimator, LOI Generator, Buy Box Builder, Capital Stack tools, and AI assistant and document import features (the "Services"), provided by The Cauble Group, LLC d/b/a CRE Central ("Company"). It is part of the CRE Pro Software Terms of Service (the "Terms"). Capitalized terms not defined here, including "Outputs" and "Deal Data," have the meanings in the Terms.
We built these tools to help users evaluate commercial real estate opportunities with more rigor and confidence. This policy exists to keep the Services safe, lawful, and useful for everyone. If you are ever unsure whether a use is permitted, ask us first at [email protected].
Conduct in the CRE Central community and CRE Accelerator program is governed separately, including by the Terms of Enrollment for Accelerator members.
1. Universal Requirements
When using the Services, you must:
- Comply with all applicable laws and regulations, including real estate licensing laws, securities laws, fair housing and anti-discrimination laws, privacy laws, and consumer protection laws in every jurisdiction where you operate.
- Use the Services only for lawful evaluation, tracking, and management of real estate opportunities for yourself or parties you are authorized to represent.
- Provide accurate account information and keep your credentials secure.
- Respect the rights of third parties, including confidentiality obligations owed to sellers, brokers, lenders, and tenants.
2. Prohibited Uses of the Software
You may not use the Services to do any of the following.
Misrepresent analyses or deceive others
- Present Outputs (projections, valuations, returns, cost estimates) to investors, lenders, partners, buyers, or any other party as guaranteed results, verified facts, appraisals, or third-party validation of a deal.
- Alter Outputs or CRE Central branding to make analyses appear independently prepared, audited, or endorsed by CRE Central. Adding your own logo and contact details through the branded report feature is permitted, but removing or altering the CRE Central disclaimer on any report is not.
- Use Outputs in offering materials, loan applications, or solicitations in a manner that is false, misleading, or omits material assumptions, or that otherwise violates securities, lending, or fraud laws.
- Fabricate inputs to generate analyses intended to deceive any person.
Violate real estate, lending, or professional regulations
- Hold out Outputs as an appraisal, broker price opinion, or professional opinion of value where a licensed appraisal or license is required.
- Perform licensed activities (brokerage, appraisal, lending, legal, tax, or investment advisory services) for others without holding the required licenses.
- Circumvent fair housing or anti-discrimination laws, including using the Services to screen, target, or exclude tenants, buyers, or borrowers based on race, color, religion, national origin, sex, familial status, disability, or any other protected characteristic.
Misuse other people's information
- Upload documents or data (including rent rolls, offering memoranda, financials, or tenant information) that you do not have the legal right to possess and use.
- Upload or process personal information in violation of privacy laws or confidentiality or non-disclosure agreements.
- Use the Services to dox, surveil, stalk, or harass any person.
Compromise security or integrity
- Probe, scan, or test the vulnerability of the Services, or breach or circumvent any authentication or security measure.
- Introduce malware, viruses, or any harmful code.
- Access the Services or other users' data without authorization, or interfere with any other user's access.
- Use bots, scrapers, or other automated means to access the Services, or take any action that imposes an unreasonable load on our infrastructure.
- Circumvent usage limits, paywalls, or plan restrictions.
Infringe or misappropriate
- Copy, extract, or republish the Services' calculators, formulas, templates, or other content outside the Services, except for Outputs generated from your own Deal Data for your own business use.
- Reverse engineer, decompile, or attempt to derive the source code, calculation logic, or underlying models of the Services.
- Use the Services or any part of them to build, train, benchmark, or improve a competing product or service, including an artificial intelligence model.
- Resell, sublicense, rent, or provide access to the Services as a service bureau for third parties without a written agreement with us.
Misuse AI features
- Use the AI assistant or document import to generate unlawful, deceptive, or discriminatory content.
- Attempt to bypass safety controls or extract system prompts or instructions, including through prompt injection.
- Submit content you do not have the right to process.
- Use AI features in violation of the usage policies of our AI providers.
Abuse accounts and access
- Share your login credentials, allow non-subscribers to use your account, or pool one subscription across multiple people or an entire team without the appropriate plan.
- Create accounts through unauthorized means or misrepresent your identity or affiliation.
3. High-Risk Reliance
The Services are decision-support tools, not decision-makers. You may not rely on Outputs as the sole basis for closing a transaction, committing capital, signing a letter of intent or purchase agreement, or making representations to third parties. Independent verification and review by qualified, licensed professionals is required for consequential decisions. See the Software Disclaimer for details.
4. Reporting Violations
If you become aware of a violation of this AUP or a security vulnerability, report it to [email protected]. Do not exploit or publicly disclose vulnerabilities before we have had a reasonable opportunity to address them.
5. Enforcement
We may investigate suspected violations and take any action we consider appropriate, including issuing warnings, removing content, limiting features, suspending or terminating accounts without refund, and reporting unlawful activity to authorities. We aim to give notice and an opportunity to cure where the violation is minor and made in good faith, but we may act immediately where the violation creates legal, security, or safety risk.
6. Changes to This Policy
We may update this AUP as the Services evolve. Updates are made, and take effect, as described in Section 18 of the Terms.
